This property will sell in 2 parcels including:

Parcel # 1: 39.94 deeded acres in Bernadotte Twp., Sec 7, with approx. 38.75 ac. tillable. Prodex Rating of 91.8. PID#: 020070905.

Parcel # 2: 69.20 deeded acres in Bernadotte Twp., Sec 7, with approx. 66.54 ac. tillable. Prodex Rating of 91.8. PID#: 020070905 + 020070900.

2015 Proposed Taxes: $2,330 on total acres, Non-Homestead

Note: Parcels 1 & 2 are currently one parcel. If sold to different parties, land will be surveyed at the Seller’s expense to divide them only; and an easement will be created for tiling. Any additional surveying will be the Buyer’s expense. Based on survey, final acres and price will be adjusted. The 2015 Taxes are proposed and exact figures will be determined only after the survey. All acres are published based on Nicollet County Online Records and FSA records.

The 2014 Farm Program proceeds will go to the current Renter. The 2015 and beyond to the future Buyer. Renter and Buyer will need to communicate on which program suits them best at sign up time with the county FSA office.

Terms: No Buyers Premium. The buyer shall pay 5% non-refundable earnest money down of the total purchase amount on the day of the auction and enter into a non-contingent purchase agreement with the balance to be paid upon closing in 30 days. The property will be sold in “AS IS” condition. The buyer will pay the 2015 taxes. Any assessments presently against the property will be paid by the Seller.  Buyer to get possession for the 2015 crop year, subject to any easements of record. A tile easement will be created between parcels as needed. The seller or seller’s agents are not responsible for any errors in information. This is a guide. Buyers are responsible to collect their own info. Anything said the day of the auction takes precedence over written material. Seller has the right to reject any & all bids. Auctioneer has the right to run the sale however best serves the seller.
