This property will sell in 2 parcels including:

Parcel #1: 110 deeded acres in West Newton Twp, Section 8, with approximately 105ac. tillable.

Prodex Rating of 92.3. PID#: 13.008.0400

2016 Taxes: $7,634 (total on 120ac w/farmsite).

Parcel #2: 10 acre Farm Site in West Newton Twp, Section 8.

Notes: Farm land has been surveyed. The 10 acre farm sitewill be surveyed only if purchased by two separate parties at the Seller’s expense. All acres are published based on Nicollet County Online Records and FSA records.

 Terms:     No Buyers Premium. The buyer shall pay 5%non-refundable earnest money down of the total purchase amount on the day of the auction and enter into a non-contingent purchase agreement with the balance to be paid upon closing in 40 days. The property will be sold in “AS IS” condition. Land is rented out for the 2016 crop season. Buyer to receive 2016 land rent and will be responsible for 2016 taxes. Buyer to receive possession of land on January 1, 2017. Any assessmentspresently against the property will be paid by the Seller, subject to any easements of record.
