The buyer shall pay 5% nonrefundable earnest money down of total purchase amount on the day of the auction and enter into a non-contingent purchase agreement with the balance to be paid upon closing in 40 days. The property will be sold in “AS IS” condition. Buyer to get possession for the 2018 crop year. Subject to any easements of  record. Seller will pay for survey on parcels 1 & 2 if purchased by different buyers only for the purpose of splitting parcels. Tile easement will be created as necessary between parcels.
