Note: If needed land will be surveyed at the Seller’s expense to divide parcels only. Any additional surveying will be the Buyer’s expense. Based on survey, final acres and price will be adjusted. All acres are published based on Sibley County Online Records and FSA records.

Terms: No Buyers Premium. The buyer shall pay 5% non-refundable earnest money down of the total purchase amount on the day of the auction and enter into a non-contingent purchase agreement with the balance to be paid upon closing in 40 days. The property will be sold in “AS IS” condition. The seller paid the 2015 taxes, buyer will be responsible for 2016. Any assessments presently against the property will be paid by the Seller. Buyer to get possession for the 2016 crop year, subject to any easements of record. A tile easement will be created between parcels as needed. The seller or seller’s agents are not responsible for any errors in information. This is a guide. Buyers are responsible to collect their own info.
