Terms: No Buyer Premium.  The buyer shall pay non-refundable 5% earnest money down on the day of the auction and enter into a non-contingent purchase agreement with the balance to be paid upon closing in approx 30 days. The property will be sold in “AS IS” condition. Buyer will have possession of land for Spring 2013 planting.  The buyer will be responsible for fall tillage and will be able to do so immediately after the auction.  2012 taxes have been paid by the seller and 2013 taxes will be paid by buyer. All special assessments presently due and currently assessed, shall be paid by the sellers.  Any future assessments, to be paid by the buyers.  Subject to any easements of record. The seller or seller’s agents are not responsible for any errors in info. This is a guide. Buyers are responsible to collect their own info. Anything said the day of the auction takes precedence over written material. Seller has the right to reject any and all bids.
