Welcome to a spectacular 3,500+ sq. ft. modern executive estate nestled on 48 pristine, highly managed acres of ultimate privacy and breathtaking rural views! Perfectly engineered for luxury country living, outdoor enthusiasts, and conservationists alike, this property offers a rare combination of premium infrastructure and lucrative passive income.
THE EXECUTIVE RESIDENCE: This meticulously maintained home boasts an open-concept design across two fully finished levels of spacious living. The main level features a sunlit great room with 9’ ceilings, convenient main-floor laundry, and a private primary suite complete with a walk-in closet and a jetted tub designed for relaxation. The finished walkout lower level features a cozy gas fireplace with remote/thermostat, a spacious family room, an inviting 4-season porch with panoramic views, and a flexible guest bedroom/office layout. Enjoy unmatched winter comfort with a premium, multi-zone radiant in-floor heating system, full Napco security, and a state-of-the-art Rainy Iron Master water conditioning system. Immediate peace of mind is guaranteed by substantial recent exterior upgrades, including a premium Timberline HDZ lifetime roof on both the house and outbuildings (2023), upgraded insulated garage doors, and new privacy fencing.
THE INCOME & OUTDOOR PARADISE: For the investor or habitat manager, this land is an absolute goldmine. The acreage generates over $11,500 in annual passive income via top-tier, high-yielding conservation contracts ($7,500/yr CRP through 2033 and a transferable $4,000+ /yr CSP contract). The diverse landscape features 11 acres of mature woods with established ATV trails, 3 acres of prime tillable wildlife food plots, and nearly 2,000 professionally planted conservation trees—including an established orchard of pear, apricot, plum, and apple trees. The fruit bearing trees (including fruiting pear, apricot, plum, and apple trees) are currently too young to produce harvestable fruit.
Waterfowl and fishing opportunities are premier: the property includes roughly 1 total acre of managed duck habitat and shallow ponds, centered around a gorgeous 0.35-acre backyard fishing pond complete with a solar-powered aerator and loaded with bass, crappie, and sunfish. Outbuilding and Storage: Includes a 30’x50’ cold-storage pole shed with dual-side access doors for all your equipment, plus an attached 3-stall heated garage.
THE STRATEGIC “212 FACTOR”: Enjoy absolute rural tranquility without sacrificing metro access. With the massive Hwy 212 four-lane highway expansion completing in Fall 2026, you are positioned on a high-growth equity corridor just 20 minutes from Carver and 30 minutes from the Chaska Medical Center. Truly a turn-key legacy estate!
Utilities: Private well & LP gas. Real Estate Auction Closing at 5PM on July 8th

Additional Income Source from the Land
CRP Contracts ($7500 per year – AVG of $288/Acre): Of the 48 acres, 26 acres are enrolled in Conservation Reserve Program (CRP) Contracts. These contracts are scheduled to expire & be up for renewal as follows:
- 5.8 Acres Expires 9/30/2027
- 16.22 Acres Expires 9/30/2028
- 4.0 Acres Expires 9/30/2033

CSP Contract ($4000+ per year): This property is enrolled into a five-year Conservation Stewardship Program (CSP) with the NRCS. CSP contracts can be difficult to obtain, but once enrolled, new contract applications are more likely to be more successful. The contract for this property is set to expire at the end of 2029, with new applications starting prior to or in 2030. The remaining payout schedule for this program is as follows:
- 10/2026 = $4000
- 10/2027 = $4000
- 10/2028 = $4000
- 10/2029 = $8069
Note: CSP differs from CRP in that it is paid out based on actions and not per acre. CSP contracts have a minimum payout of $4000 per year. This CSP contract has 2 of 3 actions that have been completed. (Completed tasks done: Put up a bat house & Plant & tube 25 white swamp oaks) The last action needed to fulfill this contract is to perform a 1.5 acre forest stand improvement. To take over this contract the buyer will need to complete & finish thinning less desired tree species for a 1.5 acre section of the woods (east side) and to replant more desirable shrubs/trees for wildlife. These can be saplings and native species of their choice. Once completed, the buyer will get an additional $4069 in 2029. If the buyer agrees to take over the CSP contract, they will get over $20,000 over the next four years.
* The CSP program is completely voluntary on whether the buyer wants to continue that program. If they do, they will be obligated to perform a 1.5 acre “Forest Stand Improvement” and “Thinning for Wildlife and Forest Health” some time by the end of 2029. This is on the eastern portion of the woods.
*The CRP contracts must be taken though. If the buyer wants, they can buy out the contract after they take on the contracts, but we will not buy out the contracts.
